Short answer: clean condenser coils every quarter, check door gaskets and defrost cycles monthly, log temperatures daily, and have a technician do a full quarterly inspection. Restaurants that follow this schedule almost never call us at midnight. Restaurants that don’t are the midnight calls.
Kitchen air is hot, greasy and full of flour and dust. That film coats condenser coils, the compressor works harder to reject heat, run times climb, and eventually the compressor overheats or the evaporator ices over. Add a worn door gasket letting humid air in and a defrost timer that drifted, and a walk-in that “was fine yesterday” is at 50°F by Saturday morning. Nearly every emergency we see in Chicago restaurants traces back to one of three things: dirty coils, bad gaskets or a failed defrost.
A single walk-in holds anywhere from a few thousand to well over ten thousand dollars of product.
